THE PROJECT
The plan for the Streets of Brentwood includes many components to create a mixed-use community.
• Retail – Retail shops will line the boulevard extending through the development.
These shops will include many retailers that are new to Tennessee.
• Restaurants – The business district for Brentwood has long been underserved by restaurants. Proposed for the Streets are restaurants of a variety of sizes and types including sandwich shops, sidewalk cafes and “white tablecloth” restaurants for fine dining.
• Residential – The current plan for the Streets includes up
to 300 residential units. All units will be established to be condominiums. Units will
range from studios to three bedrooms.
• Office – The Streets will include up to 370,000 s.f. of Class ‘A’ office space. The office buildings could accommodate up to sixty new businesses or a limited number of large scale office users. Currently, up to 200,000 s.f. of space could be configured for a single corporate tenant.
• Theater – The Cinebistro theater concept is currently proposed. This concept combines fine dining with the experience of first-run movies.
• Hotel – A 100 room hotel is also proposed for the Streets. This hotel would serve all of Brentwood but would be of particular importance to the adjoining corporate tenants, residents and restaurants and retailers.
BACKGROUND
The Streets of Brentwood is a true mixed-use community currently proposed for the Town Center of Brentwood, Tennessee. Brentwood is a very desirable community located south of Nashville. It is known for superb residential neighborhoods and the acclaimed Williamson County Schools. The city is served by many fine suburban retail centers and suburban office parks. It is home to both country music stars and national corporations.
What Brentwood has never had is a real downtown or central business district. The northern commercial district has many older and smaller businesses and commercial buildings. However, it has been recognized for many years that this older district does not well represent the community.
The City of Brentwood has long proposed and encouraged redevelopment in this northern district. In 2004, the City established special mixed-use zoning and design standards and defined the “Town Center” district. In 2010, the City modified the zoning and allowed for the zoning to be applied to a larger portion of the City.
In 2011, H.G. Hill Realty and GBT Realty partnered in the acquisition of the former Murray Ohio property. They also placed under contract the adjoining Tennessee Baptist Convention. This combined property, totaling 17 acres, is located at the intersection of Franklin Road and Maryland Way, at the very center of the area designated for the expanded Town Center.
REZONING
After extensive planning, the development team has presented the Streets of Brentwood. This project is designed to meet or exceed the exacting standards established by the City of Brentwood. The property is currently proposed for a zoning change, from C1 Commercial Office to C4 Commercial Town Center. Under the current zoning, only office buildings could be built. Although this would be a very attractive location for quality office development, an extension of the nearby Maryland Farms office park, it is recognized that office would not be the best use for this very visible and centrally located property. The City has paved the way for this site to have multiple uses, and the development team is willing to comply.
Rezoning however, even from one commercial use to another, can result in placing added restrictions on a particular property. The development team has agreed to many such restrictions including the following:
• Limiting the total building area of the entire development and limiting areas of each proposed use.
• Providing a 100’ setback and 50’ landscaped and bermed buffer along the adjoining residential zoning. No setback or buffer is required by the C4 Zoning.
• Limiting the building height for building closest to the residential zoning.
• Limiting outdoor entertainment in proximity to the residential neighborhood.
• Prohibiting illuminated signage visible to the neighborhood.
• Limiting numbers of occupants in the proposed residential units.
• Providing a new private roadway open to public use to serve as an additional accessway from Franklin Road into Maryland Farms.
